What an Acquisitions Associate at Witnick Real Estate Partners Wishes They Had Known Before Entering the Real Estate Industry
Brian wishes someone had emphasized the critical importance of Excel and proactive preparation before entering real estate acquisitions. To compensate for a lack of formal real estate education and internships, Brian took online financial modeling courses, which proved invaluable in demonstrating competence during job interviews and provided comfort and preparedness when "underwriting deals" in the role.

And what have you learned about this role that you wish someone would've told you before you entered the industry?
Going back to some of the most important skills for my job, the importance of Excel and preparing ahead of time really stands out. When I decided I wanted to work in real estate, I took online financial modeling courses that were specific to the industry.
In the interview for my first job, I actually had to demonstrate my knowledge. My college didn't have a real estate program, and I didn't have any real estate internships. So, this was my only proof that I understood what I was doing.
It showed that when it comes to underwriting deals, I'm not just learning as I go. I actually have prior experience. I always recommend that people take online financial modeling courses.
These courses will really prepare them, not only for getting a job but also for being more comfortable with their day-to-day work once they are in the role.
