What does a day in the life of an acquisitions analyst look like?

In a "Day in the Life" as an acquisitions analyst, acquisitions as a whole in this industry are closely tied to market conditions. When things are going well, we're busy chasing deals. When things are slower, we might have a little extra time to work on other things.

Right now, with acquisitions in general, we're looking at potential deals to add to the fund and buy for our company and our investors. A big part of my role is to familiarize myself with the asset.

This involves looking at different locations, seeing market dynamics, and the strategy we'd implement if we were to buy it. This all goes into the underwriting process.

I take historical financials and use our financial model to see what our returns look like. We consider questions like: what strategy would we implement? Would we renovate? Are we holding long-term or short-term?

I also assist with due diligence, ensuring everything is environmentally and structurally sound, and connecting our teams with the right people. It's important to stay up-to-date with the real estate environment.

Our office covers everything from Denver West, so there are many markets we cover. A lot of our job is knowing what's going on in those markets and seeing buying opportunities within them.

Besides that, a lot of the job is networking. This includes phone calls and meeting with potential partners or brokers we might do business with in the future, or have in the past. This is also a part of the position.
