What are your main responsibilities within your current role?
My main responsibilities under the project management role, which is currently in my job title, are twofold or threefold, depending on where we are in any given process.
If we're looking at a new project, the first responsibility is due diligence. This involves learning about the literal dirt and the processes we'd need to go through to get a project approved. It includes upfront studies and analysis to keep it pretty general.
Once due diligence is complete and the project appears viable, we move on to entitlements and approvals with the municipality where we're doing business or looking to develop property. This involves developing an application package, certain sequence studies, which are environmental studies with the state of California.
We also work with municipalities on certain give-and-takes they may want or require in a project. This is also where challenges arise, and as developers, we thrive if we can solve those problems. So, that's number two.
The third item, which is a step after getting projects approved, is starting to develop construction drawings. This means designing the project more in-depth and getting it ready for construction. It involves dealing with architects, engineers, and landscape architects, and really getting into the nitty-gritty details of the building's construction, layouts, and civil engineering for streets, curbs, sidewalks, storm drains, and sewer – the whole nine yards.
